Photography or Video – Or Both?

When promoting your listing online, nothing is more important than great photos.  It’s the first photo that either captures the viewers attention or scares them away.  Once you have their attention, you need every marketing tool available, to convert prospects into clients.

Today, we’re going to talk about video.  The PreviewFirst virtual tour platform allows you to embed video from Vimeo or YouTube, or any other website for that matter.  Because the MLS [typically] does not allow branding, videos will not display on your MLS version.  However, if your video does not include any agent branding, you can check the “MLS Compatible” option and it will play on both versions of your virtual tour.

Example: Branded vs. Non-branded – Note: When you click the non-branded “mls version”, a cookie is placed in your browser that restricts you from seeing the branded info.  To see the branded version again you must close your browser and re-open it.

There are many ways to produce a video for your listing.  At PreviewFirst, we like to incorporate the photos and video together. This is important, because photos are able to show the way a home really looks, better than video can.  That’s because it’s much more difficult to get an even exposure with video.  For instance, a video camera will find a balance between the bright windows and the low light interiors.  To find that balance, the interior will be a little darker than reality, and the windows brighter than reality.  There are also many color issues that are problematic.  But my point with this post is not to address all the concerns of video.  Rather, I want to share how both can be used advantageously. So moving on…

Video is a powerful addition to your virtual tours. 

  • A good video attracts more prospects (buyers and sellers) and keeps them engaged.
  • Buyers are more likely to share it, tweet it, facebook it, and come back to it.
  • Sellers love their videos and when they share it with friends a family, they’re telling everything they know about YOU.
  • Video makes a listing and the listing agent stand out from the crowd.
  • Like professional photography, video dramatically increases the likelihood that a savvy seller will call you.

iPhone it! Even if you just walked through the home with your iphone, your listing would standout more than others.  Some homes require a professional presentation, but in today’s culture of “keeping it real”, you don’t have to spend a lot of money – just a little time.
